PropDaddy — Terms of Use

Who we are & acceptance
PropDaddy (propdaddy.sg and the PropDaddy mobile app) is operated by Big Papa Pte. Ltd. (UEN: 202323507N), a company registered in Singapore. In these terms, "PropDaddy", "we" and "us" mean that company, and "the app" means the website and mobile app together.
By creating an account or using the app, you agree to these terms and acknowledge our Privacy Policy. If you don't agree, please don't use the app.
You must be at least 18 years old, or otherwise have the legal capacity to enter into a contract, to use PropDaddy.
What PropDaddy is
PropDaddy helps you track Singapore property. You add your properties — address, purchase details, ownership shares — and the app shows estimated valuations, market insights, new-launch information, and mortgage and affordability calculators.
Some features are optional and may not be available to everyone at all times: a marketplace with in-app messaging, linking your account with a partner or co-owner, and engaging an agent with sharing you approve field by field. We roll features out gradually, so what you see may differ from what someone else sees.
Valuations & data are estimates
This is the most important section, so please read it.
- Valuations, insights and other figures in PropDaddy are estimates, computed from public transaction data. They are not a formal valuation of any property.
- Nothing in the app is financial, investment or legal advice. We are not a licensed valuer or appraiser, not an estate agency licensed by the Council for Estate Agencies (CEA), and not a financial adviser regulated by the Monetary Authority of Singapore (MAS).
- Market data comes from public sources — URA, HDB and data.gov.sg — under their own licences (including the Singapore Open Data Licence). That data arrives as-is and may be incomplete, delayed or revised.
Before making any decision about buying, selling, financing or valuing a property, verify the numbers independently and get professional advice where it matters. Don't rely on PropDaddy's estimates alone.
Your account
- Give us accurate information when you sign up and keep it up to date.
- Keep your sign-in details (including one-time codes and any password) to yourself. You're responsible for what happens under your account.
- One account per person — don't share an account or create accounts for someone else.
- We may suspend or restrict an account that breaks these terms or is used to abuse the service or other users.
Your content
The portfolio data you add — properties, purchase details, ownership shares — and anything you post in the marketplace or send in messages stays yours.
You grant us the limited licence we need to run the service: to store your content, process it (for example to compute valuations for your properties), display it back to you, and show it to the people you've chosen to share it with (a linked co-owner, an agent you've engaged, or marketplace users you interact with). That's it — we don't sell your data or use it for advertising.
If you use the marketplace or messaging, don't post anything unlawful, misleading or abusive. We may remove content that breaks these rules.
Acceptable use
Keep it simple: use PropDaddy for tracking and researching property as an ordinary user. In particular, don't:
- scrape, crawl or bulk-extract data from the app, or use it to build a dataset or competing service
- reverse engineer, decompile or probe the app or our systems
- misuse personal details you see through the marketplace, messaging or co-owner linking — they're shared with you for that purpose only
- interfere with the service, other users' accounts, or our infrastructure (including trying to bypass security or rate limits)
- impersonate anyone or misrepresent who you are
Marketplace & third parties
Where the marketplace is available, PropDaddy is a venue only. Listings, interests, conversations and any eventual dealings with agents or other users are between you and them — we are not a party to, broker of, or guarantor of any transaction, and we don't vet the people you deal with. Do your own checks before committing to anything.
Availability & changes
PropDaddy is free to use today. Features may change over time: we may add, modify, switch off, or retire parts of the app (including the marketplace and messaging), and we don't promise the app will always be available or error-free.
We may also update these terms. If we make a material change, we'll post the updated terms on this page with a new effective date. Continuing to use the app after that date means you accept the updated terms.
Liability
PropDaddy is provided "as is" and "as available". To the fullest extent permitted by Singapore law:
- we exclude all warranties, express or implied, including that the data or estimates are accurate, complete or up to date
- we are not liable for decisions you make in reliance on the app's estimates, insights or calculators, or for dealings with agents or other users
- our total liability to you for any claim connected with the app is capped at SGD 100
Nothing in these terms excludes or limits any liability that cannot be excluded or limited under Singapore law.
Termination
You can stop using PropDaddy at any time, and you can permanently delete your account and data from inside the app — see how deletion works in our Privacy Policy.
We may suspend or terminate your account if you breach these terms or misuse the service. Where reasonable, we'll tell you why.
Governing law
These terms are governed by the laws of Singapore, and any dispute connected with them or with the app will be handled by the courts of Singapore.
